Real estate staging is the act of preparing and showcasing residential property for sale. It is a systematic and coordinated methodology in which knowledge of real estate, home renovations and creative design principles are applied to attract a buyer. Real estate staging origins began in the late 70’s but the popularity really found its niche in the early 1990’s when the national real estate market was sluggish and listing times were long. Real estate staging is now an established part of marketing homes for sale in cities around the country and can work in a strong or weak market.
I spoke Tianna Woods of Power House Staging in Palm Desert and this is what she had to say about staging your property, “A majority of home buyers only know what they can see, not the way it could be. The way we live in our house is not the way we should market and sell our house.” A professionally staged home is an investment that is usually less than the cost of a price reduction due to a lingering listing. Powerhouse Staging Company believes it’s a significant financial advantage to the home seller and Realtor! There is a distinction between decorating your home and staging it to sell. It can be hard to understand at first, but if you don’t know the difference, you might not sell your house as quickly as you like.
Getting rid of clutter and having fewer but larger accessories is a great place to start. Making sure your home isn’t taste specific which doesn’t mean your rooms should be devoid of color. Instead, keep color schemes simple. Although everyone has different tastes in decor and furnishings, most people want a home that is welcoming, functional, peaceful and organized. Preparing the property involves all or part of cleaning, de-cluttering, updating and repairing, while showcasing is the process of arranging furniture, accessories, art and light.
When possible, Powerhouse Staging Company always attempts to use the sellers own furnishings to keep costs down. However at times due to condition, style, taste specific furnishings or maybe even lack of furnishings, many properties may require furniture or decor rentals. When renting furnishings it is best to source from multiple furniture outlets for a more unique design concept and more style choices. Targeting your neighborhoods demographic and staying current with mass appeal styles and trends is ideal. The main objective is to create mass appeal and to position your property above your competitions.
